Inventory stayed tight across the Primary market
These numbers cover the three months ending August 31, 2026, for ZIP codes 92120, 92119, 92108, 92116, 92104, 92020, 92123, 92117, 92124 and 92107.
The one number that changes the picture: the Real Estate Data Aggregator counted 623 homes for sale across the Primary market, down 4% from a year before. Nationally, Realtor.com reported active inventory was up 8.0% over the same period. So while the country added supply, this market lost it. For sellers, that means less competition than the national headlines suggest.
Fresh supply is coming. The Real Estate Data Aggregator counted 978 new listings across the Primary market, up 8.8% from a year before. For buyers, that means more choices are arriving. But homes are selling and going pending fast enough that the overall pool stays thin.
Rates add pressure on the buyer side. Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher rates slow some buyers down, but the pending count here still rose 2.3%, so demand held.
How each ZIP code stacked up
Supply and speed looked very different street by street. Here is where each ZIP stood on months of supply and median days on market.
ZIP 92117 had just 1.5 months of supply, per the Real Estate Data Aggregator, and a median of only 15 days on market. Nearly half its homes, 47.3%, went under contract within two weeks of listing. That is the tightest corner of this market.
ZIP 92108 told a different story. The Real Estate Data Aggregator showed 3.8 months of supply and a median of 50 days on market there. Homes still sold, 90 of them, up 30.4% from a year before. But buyers had more time and more choices in that ZIP than anywhere else in this market.

- 892107 San Diego27%
- 992124 San Diego20.8%

In ZIP 92020, the Real Estate Data Aggregator showed the average sale price hit exactly 100% of list price. That is up 1.3 points from a year before. In ZIP 92117, the same figure: 100%. Not every ZIP matched that. ZIP 92107 came in at 97.6%, meaning sellers there gave up a little more on average.
Prices moved in both directions
Some ZIPs saw strong price gains. Others dipped. The Real Estate Data Aggregator showed 92116 up 20.7% to a median of $1,182,500. ZIP 92117 rose 12.5% to $1,157,500. Those are real gains, though fewer homes sold in 92116, down 22% from a year before.
On the other side, 92120 fell 13% to a median of $1,000,000. ZIP 92123 dropped 12.2% to $889,500. Prices dipped in those ZIPs, even as more homes sold. That can happen when the mix of what sold shifts toward smaller or different homes.
The National Association of Realtors reported existing-home prices were up 1.3% nationally in September 2026. This market's ZIP codes show a wider range than that, from double-digit gains to double-digit drops, depending on the street.
- The Primary market added fresh listings, up 8.8%, but total supply fell 4%.
- Homes are selling close to list price in most ZIPs, and many go under contract fast.
- A few ZIPs saw prices dip while sales volume rose.
- One street can read very differently from the whole ZIP code.
